The number that surprises people on a square plot is the footprint. A 40 × 40 is 1,600 sq ft of land, but the front and back gaps take 11 ft out of only 40 ft of depth — so the default envelope comes out at about 986 sq ft a floor, less than a longer plot of similar area would give. It is not a problem, but it is worth knowing before you plan four bedrooms on one level.
