This page collects, in one place, everything you might reasonably want to check before trusting this product with a decision — what it verifies, what it does not, and where it stands on data protection, security and accessibility.
It is written to be useful rather than reassuring. Where the answer is that we have not done something, it says so.
Building codes and regulations: not checked
HousePlanAI does not check any building code, zoning rule, setback requirement, coverage limit, fire regulation, structural requirement or accessibility standard, in any country. It draws what you describe.
Some of the editor's defaults follow common good practice — stair riser and tread proportions, sensible door and window sizes, giving habitable rooms an exterior wall — but a sensible default is not a compliance check, and none of it is verified against the rules that apply where you are building.
Before you build, take the plan to a professional who knows your local rules. Treat every dimension here as a proposal.
AI-generated content
Layouts are produced by a large language model working from your description, then packed into geometry by our own software. Both steps can be wrong.
We label AI features as beta in the product, and the editor exists so that you can correct anything the AI got wrong. We do not claim the output is professional-grade, and no architect reviews it.
Cost estimates
The construction cost feature applies general rates for a region to the areas in your plan. It is an order-of-magnitude indication meant to tell you whether a design is roughly in your budget.
It is not a quotation, not a bill of quantities, and not tied to any supplier's prices. Real costs vary enormously with location, specification, site conditions and timing. Do not use it to commit to anything.
Data protection
Our data practices are described in full in the Privacy Policy. In summary: the editor runs in your browser and your plan stays there unless you sign in; the text you send to the AI copilot is forwarded to a third-party model provider and not stored by us; analytics carries no personal data, no plan contents and no text you typed, and is disabled when your browser sends Do Not Track.
We aim to honour access, export and deletion requests under regimes such as the GDPR, the UK GDPR and India's Digital Personal Data Protection Act. We are not certified under any of them, and we do not claim to be. Data for signed-in users is stored on Google Cloud infrastructure through Firebase; hosting is on Vercel.

Security
The site is served only over HTTPS. Our AI provider key is held server-side and never reaches the browser bundle. Requests that claim to be from a signed-in user are verified against Google's public signing certificates on the server before any quota or data is touched, and the AI spend cap is enforced server-side rather than trusted to the browser.
We have not had a third-party penetration test. If you find a security problem, please report it privately to the address below rather than publicly, and give us a chance to fix it.
Accessibility
We aim for the product to be usable with a keyboard, to have visible focus indicators, readable contrast, and text alternatives where they make sense, broadly in line with WCAG 2.1 AA.
It has not been formally audited, and parts of it — the 3D walkthrough in particular, which is inherently visual and mouse-driven — fall short. If something blocks you, tell us at support@mercai.in and we will prioritise it.
