What HousePlanAI is, and what it is not

HousePlanAI helps you describe a house in plain language and turn that description into an editable floor plan you can look at in 2D and 3D and download as a PDF. It is a drawing and exploration tool.

It is not any of the following, and must not be relied on as if it were:

• It is not architectural, engineering or surveying advice, and no licensed professional has reviewed anything it produces.
• It does not check building codes, zoning, setbacks, fire regulations, structural adequacy or accessibility requirements — anywhere, for any jurisdiction.
• Its drawings are not construction documents and are not suitable for submitting for permits or for building from.
• Its cost estimates are rough indications based on general rates, not quotations, and will not match what a builder charges you.

Take what you make here to a qualified architect or engineer before you spend money on it. The plan is a good way to arrive at that conversation knowing what you want; it is not a substitute for having it.

AI output

Plans are generated by an AI model from your description. AI output is probabilistic: it will sometimes be wrong, sometimes odd, and sometimes ignore something you asked for. Every wall it draws is editable precisely because it is a starting point rather than an answer.

We make no promise that a generated plan is correct, buildable, efficient, or suited to your site. Check it.

Cost while the product is free

HousePlanAI is currently free to use, including plan generation, editing, the 3D view and PDF download. Daily limits apply so that one person cannot exhaust the AI capacity for everyone.

We may introduce paid plans in future. If we do, we will not retroactively charge you for anything you have already made, and we will not delete your saved plans because you did not pay.

Your plans belong to you

You own what you design. We claim no ownership of your plans and no right to publish, sell or train on them.

If you sign in and save plans, you give us the narrow permission we need to do that: to store them and show them back to you, and to transmit them to anyone you deliberately share a link with. Nothing beyond that.

Using the service reasonably

Do not use the site to break the law, to attack or overload the service, to work around the free limits with automated requests, or to feed the AI content that is unlawful or that you have no right to submit.

We may suspend access that does any of those, or that threatens the service for other people.

Availability

The product is in active development and parts of it are marked as beta. Features may change or disappear, and the service may be unavailable at times. We do not guarantee uptime.

Your browser keeps a local copy of your current plan, and you can export a plan as a file at any time. If a plan matters to you, export it — that is the only backup entirely under your control.

Liability

To the fullest extent the law allows, we are not liable for losses arising from your use of this product — including construction costs, design mistakes, delays, or decisions taken on the basis of a plan or an estimate produced here.

Nothing in these terms limits liability that cannot lawfully be limited.

Governing law

These terms are governed by the laws of India, and disputes will be dealt with by the courts there. Terra AGI Pvt Ltd operates the service.

Changes

We may update these terms. The date above is when they last changed, and continuing to use the site after a change means accepting the updated terms.
