What HousePlanAI is, and what it is not

HousePlanAI helps you describe a house in plain language and turn that description into a real, scaled floor plan — rooms, doors, windows, floors and stairs — that you can look at in 2D and walk through in 3D. It is a drawing and exploration tool.

It is not any of the following, and must not be relied on as if it were:

• It is not architectural, engineering or surveying advice, and no licensed professional has reviewed anything it produces.
• It does not check building codes, zoning, setbacks, fire regulations, structural adequacy or accessibility requirements — anywhere, for any jurisdiction.
• Its drawings are not construction documents and are not suitable for submitting for permits or for building from.
• Its cost estimates are rough indications based on general rates, not quotations, and will not match what a builder charges you.

Take what you make here to a qualified architect or engineer before you spend money on it. The plan is a good way to arrive at that conversation knowing what you want; it is not a substitute for having it.

AI output

Plans are generated by an AI model from your description. AI output is probabilistic: it will sometimes be wrong, sometimes odd, and sometimes ignore something you asked for. Every wall it draws is a real object with real dimensions rather than a line in a picture — a starting point rather than an answer.

We make no promise that a generated plan is correct, buildable, efficient, or suited to your site. Check it.

What it costs

Describing a house, looking at your plans in 2D and in 3D, editing them by hand, sharing a link and opening one someone sends you are free, and need no card and no account.

Generating AI plans is free, and so is generating more layouts for the same brief. Copilot work is paid for in credits: a copilot message that changes your plan, and a redraw of the plan. Each costs a set number of credits, shown to you in the product; anything that costs a larger amount is confirmed with you, with its cost, before it runs. A new visitor is given some free credits to start. A copilot reply that changes nothing — an answer, a question back to you, or a request it cannot carry out — costs nothing.

A plan's dimensioned plan sheet is a one-time purchase for that plan. It shows that plan's exact measurements on screen, and lets you take out its plan sheet, an image of the plan and the plan file, without a watermark. Its price is shown in the product before you pay, and it covers only the plan it was bought for. Until then the figures stay hidden on screen. Anything you bought before this changed keeps working as it was sold.

Credits are bought in prepaid packs. Each pack is a single payment, not a subscription, and its price and the number of credits it adds are shown before you pay. Credits do not expire.

Credits are consumed when the work is done. Undoing an edit, or deleting a plan, does not give back the credits it used. If a generation or an edit fails or times out on our side, its credits are refunded to your balance automatically.

Credits have no cash value, cannot be transferred to another person and are not refundable except as the Refund Policy describes. If a payment is refunded or reversed, the credits it added are withdrawn; that can take your balance below zero, and a balance below zero cannot be spent until it is topped up.

You buy from Terra AGI Pvt Ltd: you contract with us for the transaction and for the service, and any tax due on the sale is ours to account for. Razorpay only processes the payment — it handles your card details, which we never see. Razorpay's confirmation email is your proof of payment; for a receipt from us, email support@mercai.in. Refunds of unused credits are described in the Refund Policy.

Anything you bought before credits were introduced stays honoured as it was sold.

We will not retroactively charge you for anything you have already made, and we will not delete your saved plans because you did not pay.

Plans finished by our designers

You can ask one of our designers to finish a plan for you over WhatsApp. This is a separate service from the AI tools, agreed and paid for in that conversation. Its price is the one shown on the offer, and it is paid in two stages: an advance to start the work, and the balance before the final files are released to you.

Delivery is within 48–72 hours, counted from when we have both your plot details and the advance.

The price includes 2 rounds of minor changes to the plan we send you: moving partitions that do not carry load, moving or adding doors, and resizing rooms. Further rounds, or redrawing the plan for a different plot, are charged at the add-on price we tell you before the work starts.

• Not included: structural or beam layouts, plumbing and electrical drawings, and drawing sets for municipal sanction or approval.
• What you receive is a design drawing. It is not a structural design and it is not an approved sanction drawing. Anything you submit to an authority for approval must be checked and signed by a licensed architect or engineer.

Your plans belong to you

You own what you design. We claim no ownership of your plans and no right to publish, sell or train on them.

If you sign in and save plans, you give us the narrow permission we need to do that: to store them and show them back to you, and to transmit them to anyone you deliberately share a link with. Nothing beyond that.

Using the service reasonably

Do not use the site to break the law, to attack or overload the service, to work around the credit system or the usage limits with automated requests, or to feed the AI content that is unlawful or that you have no right to submit.

We may suspend access that does any of those, or that threatens the service for other people.

Availability

The product is in active development and parts of it are marked as beta. Features may change or disappear, and the service may be unavailable at times. We do not guarantee uptime.

Your browser keeps a local copy of the plan you are working on, saved as it changes, so a refresh or an outage does not lose it. That copy lives on one device and is erased if you clear this site's data; signing in adds a second copy in your account, saved automatically and there on any device you sign in on.

Taking a plan's files out of the product is part of that plan's one-time purchase, as described under What it costs. Bringing a plan back never costs anything: a plan file you already have can always be imported here again.

Liability

To the fullest extent the law allows, we are not liable for losses arising from your use of this product — including construction costs, design mistakes, delays, or decisions taken on the basis of a plan or an estimate produced here.

Nothing in these terms limits liability that cannot lawfully be limited.

Governing law

These terms are governed by the laws of India, and disputes will be dealt with by the courts there. Terra AGI Pvt Ltd operates the service.

Changes

We may update these terms. The date above is when they last changed, and continuing to use the site after a change means accepting the updated terms.
