Setbacks and ventilation first

Before drawing rooms, fix the non-negotiables. Most Indian municipal bylaws for a 1,200 sq ft plot require roughly 3–5 ft setbacks; leave the larger slack toward the front, and keep side and rear gaps for cross-ventilation. Two rules make any 30x40 plan livable:

Layout patterns that work on 30 ft frontage

1. The side-stair duplex

A straight or dog-legged (U-shaped) staircase along one 40 ft side wall frees the remaining ~26 ft width for rooms. Living hall at the front, kitchen and dining in the middle, one bedroom at the rear; two bedrooms plus family space upstairs.

2. The central-core plan

Stair and bathrooms stacked in the middle of the plan cut plumbing runs and leave both the front and rear faces for bedrooms and the living hall. Works well when the plot faces east or west.

3. The rental-ready G+2

Ground floor as parking plus a 1BHK, identical 2BHK floors above with the stair in a front corner — a common income-generating pattern in Bengaluru and Hyderabad.
